Cape Coral Yacht Club Redevelopment Is an Investment in the City’s Future

The future of the Cape Coral Yacht Club is about much more than replacing what was lost. The decision before the City is an opportunity to create a waterfront destination that serves residents, attracts visitors, supports surrounding businesses, and produces long-term value for the community.
After reviewing the two proposals under consideration, I believe Option 2 presents the stronger overall direction for Cape Coral.
As presented, Option 2 brings together a modern marina, hotel, community and convention space, expanded parking, and improved public access. It also provides an opportunity to create a more active waterfront destination while keeping the property under City ownership.
From a commercial real estate perspective, the success of a project like this should be measured across several areas.
Public access must remain a priority. The Yacht Club has always belonged to the community, and any redevelopment should preserve meaningful access to the waterfront, beach, marina, and gathering spaces. The project should feel like a public destination, even with private investment and commercial uses included in the plan.
The redevelopment should also provide a clear community benefit. Residents need amenities they can use and enjoy, while the City needs a plan capable of attracting visitors and supporting the businesses around it. A hotel, event space, marina, and other complementary uses can generate activity throughout the year rather than limiting the site to occasional or seasonal use.
That activity can create a much broader economic impact. Successful waterfront districts bring people into an area, support restaurants and retailers, create jobs, and encourage additional private investment. The Yacht Club has the potential to strengthen more than one property. If planned correctly, it can become an economic catalyst for the surrounding area and Cape Coral as a whole.
Cost and financial responsibility must remain part of the conversation. The City should carefully evaluate construction costs, future maintenance obligations, operating risks, revenue projections, and the financial protections included in any public-private agreement. A strong proposal should create lasting value without placing an unreasonable burden on residents.
Long-term flexibility also matters. Cape Coral will continue to grow, and the uses selected today should remain relevant as the community changes. The site should be designed to respond to future demand, changing visitor patterns and the needs of residents over the coming decades.
For those reasons, I believe Option 2 offers the best opportunity to balance public access, community use, economic activity, and long-term value. That support still depends on careful due diligence, realistic financial assumptions, appropriate protections for the City and continued community input.
The final decision should come down to which proposal creates the greatest lasting benefit for Cape Coral relative to its cost and risk. This is one of the City’s most recognizable waterfront properties, and the decisions being made today will shape its value and purpose for generations.
The Cape Coral Yacht Club redevelopment will have an impact far beyond the property itself. I welcome continued conversation about what this investment could mean for Cape Coral’s economic future and the broader Southwest Florida commercial real estate market.
